Dauphin County and Lower Dauphin School District Real Estate Taxes

Dauphin County Real Estate Bills

If you own a home in Hummelstown Borough, you will receive a Dauphin County/Library/Borough real estate tax bill on or around February 1st of each year. If you escrow your taxes, the original bill will be mailed to your mortgage company and a copy sent to you.

If you do not receive a bill by the second week of February, please contact me for a copy of your bill.

Your bill is based on the mills set by the Dauphin County Commissioners each year. You receive a 2% discount on your bill if it is paid Feb. or March. There is a 5% penalty added to your bill if it's paid June or July and a 10% penalty is added if it's paid after July 31st.

Taxes are delinquent if not paid by December 31st each year. Once I close my books for the year, the delinquent taxes are turned over to Dauphin County Tax Claim (717-780-6125). You must contact them to receive the exact amount due and payment must be made to them.

If you have a question on your assessment (value of your house and land), you must contact Dauphin County Tax Assessment at 717-780-6101.

If you have made improvements to your property, you may receive a spring or summer interim bill charging you for the additional value assessed to your property.

Lower Dauphin School District Real Estate Bills

On July 1st of each year, your school district real estate tax bills are mailed. These bills are ONLY mailed to the homeowner, not to the mortgage companies, so if you escrow your taxes, you will want to forward the bill onto your mortgage company.

If you do not receive a bill by the second week of July, please contact me for a copy of your bill.

Your school real estate taxes are determined based on the assessed value of your home and set by the Lower Dauphin School Board each year. You receive a 2% discount on your bill if it's paid in July or August. There is a 10% penalty added to your bill if it's paid after Oct. 31st.

You have the option to pay the tax amount in full or to pay it in three installments. If you choose to pay in installments, there is no discount offered. The first payment must be made on or before August 31st. The second payment is due by Oct. 31st and the third and final payment is due by Nov. 30th. If the installment payment is made after these dates, a 10% penalty is added.

Homestead/Farmstead Act

Applications and questions related to the Pennsylvania Tax Payer Relief Act, under the Homestead/Farmstead Exclusion Program can be obtained by calling Dauphin County Tax Assessment Office at 717-780-6101.

To qualify, the following must apply to your property:

  • The property must be your primary residence;
  • You or your spouse cannot receive a homestead tax reduction from any other county or state;
  • If you have an in-home business, the percentage of your home that is your primary residence is the percentage of the homestead reduction you will receive.

The Homestead/Farmstead Act reduction will appear in a gray box in the center of your Lower Dauphin School Real Estate tax bill and will be clearly marked “homestead reduction”.
